Manufactured Home - Modular Home - Mobile Home (What is the difference?)

Manufactured Homes:  

    Manufactured homes is a term used to describe homes that are built through the use of a manufacturing process then delivered to location as one piece or in sections as compared to building a home from scratch on site (site built / stick built).   Manufactured homes can be either a home built to HUD standards which are federal or a home built to modular code which would be specific to the state (i.e.: Tennessee Modular Code).  When speaking of manufactured homes most people are referring to a HUD inspected home not a modular.

Modular Homes:

    Tennessee modular homes are manufactured homes built to the tennessee modular code generally through the use of a manufacturing process, delivered to the location in different sections, then assembled.   A primary difference between Hud and Modular is that Hud is federal and modular is local.   A difference in inspection does not necessarily mean a complete difference in the way the home looks, you may not be able to tell a difference between a Hud home and a modular home.   A HUD inspected home gets a red inspection label and a modular gets a green inspection label.   HUD is a federal code inspection and Modular is a local code inspection.   Horton Homes (Our Manufacturer) has been a modular home manufacturer for more than twenty years.     They build an excellent home at a reasonable price

Mobile Homes:

    Mobile Homes is really no longer a legal term used to describe homes built in a factory.   Many manufactured homes never leave the location where they are set. Mobile home at present would best describe RV's and campers as these are designed to move from place to place.

          Manufactured homes are factory built to meet the Federal Manufactured Home Construction and Safety Standards, also known as the HUD Code. The Code, which is administered by the U.S. Department of housing and Urban Development (HUD), regulates the home's design and construction, strength and durability, transportability, fire resistance and energy efficiency. It also sets performance standards for the heating, air conditioning, plumbing, thermal and electrical systems. Although, HUD is federal there is local representation for those purchasing manufactured homes in TN.

         One of many stereotypes that persist is the term "mobile home." The fact is that the term "mobile homes" is no longer accurate. The only time that most " manufactured homes " are mobile is when they are transported from the factory to the new home's site. In 1980, Congress realized "mobile homes" was a poor description for these quality homes and stated that the term be changed to " manufactured home " in all federal laws and literature.

          Manufactured housing is defined as any home that is constructed in a factory and whose construction standards are enforced by the Department of Housing and Urban Development . Manufactured homes are different from other types of factory built housing because of the building codes to which manufacturers must comply.

          Manufacturers of other types of factory built housing, which include modular, panelized and kit homes are required to meet codes regulated by state and local agencies. The standards manufactured homes are built to account for durability, wind and fire safety as well as energy efficiency. Since the enactment of the HUD Code, standards have become even more stringent, resulting in homes that are safer, more attractive and more affordable.

          Buying a new manufactured home may be the most important purchase you will ever make. There are many different factory built home manufacturers. Manuactured homes come in a variety of sizes, styles, floor plans and prices. Manufactured homes can be installed on your own land (land and home), in a rental community or in a planned subdivision.   Looking for a manufactured home is no longer a search for mobile homes, but a search for your permanent residence.

Manufactured Home Prices - Modular Home Prices

    What goes into a manufactured home price?   You visit one place and look at a double wide that is 2200 square feet and get a price, then you get a price on another home with the same square feet and the two prices are radically different. Why?   Quality Construction? Do they service what they sell? Different Options?    Which one will still be in business after you buy the home? There are numerous legitimate reasons why one person's manufactured home price may be higher than the others.   This is why when comparing manufactured home prices you should be looking for who gives you the most value instead of just who has the cheapest price.

    What goes into a modular home price?   The same questions still arise.   Also modular home prices will vary according to complexity of the design.   A Cape Cod with 12/12 roof pitch with dormers will run more than a 5/12 ranch style modular home.   A modular home price will also be affected by whether it requires a crane to install.     Modular home prices can vary according to what options a person chooses.
