Manufactured Homes:  

    Manufactured homes, formerly called mobile homes, are built in a factory. Each home conforms to the U.S. Government's Manufactured Home Construction and Safety Standard (also known as HUD code), rather than to building codes enforced at the home's destination.   Each home or segment of a home is labeled with a Red Tag that is the manufacturer's guarantee that the house was built to conform to the HUD code.   These homes can be either single section, double or triple section and are transported to the customer's site and then assembled together or "set up". Manufactured homes will typically cost less than half a comparable site built home, using the same quality building materials.

Modular Homes:

    The term Modular home can mean a lot of things. The most important difference is that they are built to a local code vs. the national HUD code. A modular unit can be a simple office unit, it can look exactly like a HUD manufactured home, or it can be built more elaborately with multiple sections, some in excess of 3000 sq.ft. The modular product is not necessarily built better than a HUD code home; it is just built to a different code. Typically, a modular home will cost several thousand dollars more than a HUD code manufactured home, largely due to factory compliance with local code rules. Multiple section modular homes usually run a few dollars per square foot less than site built homes.  

Mobile Homes:

    Mobile Home is really no longer a legal term used to describe homes built in a factory.   Many manufactured homes never leave the location where they are set on a permanent foundation. The term 'mobile home' at present would best describe RV's and campers, as these are designed to move from place to place.

          Manufactured homes are factory built to meet the Federal Manufactured Home Construction and Safety Standards, also known as the HUD Code. The Code, which is administered by the U.S. Department of Housing and Urban Development (HUD), regulates the home's design and construction, strength and durability, transportability, fire resistance and energy efficiency. It also sets performance standards for the heating, air conditioning, plumbing, thermal and electrical systems. Although the HUD code is a federal code there is local representation for those purchasing manufactured homes in Tennessee.

         Interestingly, the term "mobile homes" is no longer accurate. The only time that most " manufactured homes " are mobile is when they are transported from the factory to the new home site. In 1980, Congress changed the legal name from "mobile home" to " manufactured home " in all federal laws and literature.

          Manufactured housing is defined as any home that is constructed in a factory and whose construction standards are enforced by the Department of Housing and Urban Development . Manufactured homes are different from other types of factory built housing because of the building codes to which manufacturers must comply.

          Manufacturers of other types of factory built housing, includeing modular, panelized and kit homes, are required to meet codes regulated by state and local agencies. The standards manufactured homes are built to account for durability, wind and fire safety as well as energy efficiency. Since the enactment of the HUD Code, standards have become even more stringent, resulting in homes that are safer, more attractive and more affordable.

          Buying a new manufactured home may be the most important purchase you will ever make. There are many different factory built home manufacturers. Manuactured homes come in a variety of sizes, styles, floor plans and prices. Manufactured homes can be installed on your own land (land and home), in a rental community or in a planned subdivision.

    What goes into a manufactured home price?   Manufactured homes can be built to meet or exceed HUD code. Beyond the HUD code, many other factors come into play when determining the price a home sells for. While one manufacturer skimps on quality to acheive greater profit margins, another may build quality features into their homes. A cheaper price is not always the best indicator of value. Look carefully at the details of the home's construction, and ask questions.     What goes into a modular home price?   Modular home prices will vary according to the complexity of the design and the options chosen.   A Cape Cod with a 12/12 roof pitch and dormers will cost more than a 5/12 pitch ranch style modular home.   Some modular homes require a crane for on-site installation; this, too, will affect the price.
